A sale with us starts with a conversation at your kitchen table rather than with a price: what you want to achieve, when you want to leave, and what makes your home worth more than the square metres suggest. The valuation and the asking price follow from that, and we run the whole process through to the transfer at the notary.
We sell in Amsterdam and in the Gooi and the Vecht river area. If you are moving from one to the other, we handle the purchase as well, so the two completion dates stay in one pair of hands.

Meeting and strategy
We visit you at home, hear what you want to achieve and by when, look at the house and agree the approach. Free of charge and without obligation.
Valuation and asking price
We establish the value using comparable sales from the past twelve months, and together we set the asking price and the moment to go to market. You know what it will cost before you sign.
Presentation
Photography, floor plans, video and home staging where it helps. We arrange the floor area measurement to the Dutch NEN 2580 standard and write the texts in both Dutch and English.
On the market
Listed with the NVM and on funda, on our own site, and sent directly to registered searchers and to colleagues with buyers in your price range.
Viewings
We do the viewings ourselves and report back after every round: what buyers say, what they think of the price, and what that means for the strategy.
Negotiation
We negotiate on your behalf, on the price and just as much on the conditions, the get-out clauses and the completion date.
Contract and transfer
We draw up the purchase deed on the standard Dutch model, watch the deadlines and attend the final inspection and the transfer at the notary.


What does an estate agent cost when selling?
We agree a commission with you in advance, as a percentage of the sale price. It covers the valuation, photography, floor plans, the measurement, the texts, the viewings and the guidance through to the transfer. The cost of funda and any additional marketing is listed separately in our proposal, so you can see where your money goes.
We do not publish a rate on this page, and that is deliberate. An apartment in Oud-West and a canal house call for a different plan, and a percentage that is fair for one is not fair for the other. You receive a written proposal setting out what we do and what it costs, before you sign anything.
The things that decide your result
Should I buy first or sell first?
Selling first tells you exactly what you can spend and puts you in a stronger position when you bid. The risk is a gap between homes. We go through what your bank allows in bridging finance and line up the completion dates.
What does erfpacht do to my proceeds?
In Amsterdam the ground lease situation accounts for a real part of the price. We read the deed, find out whether switching to a perpetual lease is still possible and what it costs, and explain to buyers what they are taking on.
Will international buyers see my home?
Yes. A large share of buyers in Amsterdam is international, so we present every home in Dutch and in English and hold viewings and negotiations in both languages.
Do I pay tax when I sell?
There is no capital gains tax on the sale of your own home in the Netherlands. What your proceeds mean for your next mortgage is worth discussing with an adviser before you sell.
