Valuations and appraisals
We know the value!
Three different things go by similar names here. A verkoopplan is our sales proposal, with our view of the value in it, and it is free. A waardebepaling is that same assessment set down on paper, with the comparable sales and our reasoning, and it is paid work. A taxatierapport is a formal appraisal by a certified valuer, validated by the NWWI, which your lender, the tax authority or a court will accept.

The difference is not in the care taken, but in what you are handed and what you can use it for.


The situations we appraise for most often
Buying or refinancing
Almost every Dutch lender requires a validated report, including when you refinance or add a renovation to your loan.
Dividing a property
An independent value at a set date that both parties and their lawyers can work from.
Estate and inheritance tax
For the tax return and for the division between heirs. We liaise with the notary directly if that helps.
Selling within the family
If you sell to your children, the tax authority wants to see that the price is at arm's length. A report prevents the discussion afterwards.
Value after works
An appraisal including a value after renovation, so you can finance the works as part of your mortgage.
From request to validated report
We usually schedule the inspection within a few working days. On site we measure to the NEN 2580 standard, record the condition, the layout and the particulars, and take photographs. We then gather the reference transactions, write the report and submit it to the NWWI for validation. The report is ready within three to five working days of the inspection.
We appraise independently. If you have also asked us to sell your home, we are not allowed to appraise it ourselves and we bring in a colleague. That is not a formality, it is exactly what gives the report its value.
What clients ask about appraisals
Is the WOZ value not enough?
No. The WOZ value is a mass assessment by the municipality, dated 1 January of the previous year, and takes no account of the condition of your home. A valuer comes inside and looks at what is actually there.
How do you handle erfpacht?
In Amsterdam the ground lease is a real component of the value. We read the deed, check whether the ground rent has been bought off and until when, and show that visibly in the reasoning of the report.
How long is the report valid?
Lenders accept a report for six months. For the tax authority and for a division, what counts is the valuation date in the report rather than its age.
Can I get the report in English?
The validated report itself is in Dutch, because the NWWI and Dutch lenders require it. We talk you through it in English and summarise the findings in writing if you need that for an employer or an adviser abroad.
